Find a sense of community in Shelborne

Welcome back! In this edition, I'll walk you through the high end community of Shelborne in Granite Bay, California. If you're looking for a well established neighborhood, with mature trees, and almost 3 decades as one of the most desirable communities in Granite Bay, you will find it here. Additionally, living minutes from Folsom Lake, excellent school districts, and 20 minutes to major retail shopping makes this a highly desirable location. There are even some very unique points that anyone in the market to sell a home, or find a knowledgeable real estate agent, should know!




This luxury community is located just off Auburn Folsom Blvd, 1.2 miles north of Douglas Blvd. Developed in the late 1970's by Tony Musalino, it features 90 acres of mature trees, manicured yards, and a relaxing sense of country living mixed with fine luxury. Currently there are 86 homes, which is 1 home shy of the customary 87 homes in the completed development. Due to a fire, there is currently 1 vacant lot for sale. There is a small guest home on the lot, which is listed for $175,000, and is currently in escrow. Although there were officially 93 lots in the development, a handful of owners purchased additional lots to increase their lot size. 


Shelborne is managed by the Shelborne Owners Association, and currently charges Home Owners Association (HOA) dues of $600/year. The management is very active in the neighborhood, and plans well for future costs and financial accountability. Currently the dues cover common area landscaping and maintenance, lake and damn maintenance, and gate house maintenance.


Another point of interest in the Shelborne development, is the special assessment levied for any normal market sale. This $5,300 assessment was placed in the CCR's as compensation for the development to transfer school districts from Placer Union to the prestigious Eureka School District. The fee is open for negotiation in each transaction, and can be paid by the buyer, the seller, or a combination thereof.





 Most of the 87 homes in Shelborne Estates were built in the 1980's. A handful were built in the late 1970's, with the remainder being built during the 1990's and 2000's. Homes range in size from just over 2,500 square feet with 3 bedrooms, up to an opulent 9,346 square feet home with 6 bedrooms and 4 bathrooms. Lot sizes range from just over .5 acre to almost 2 acres. Current high end homes for sale range from $749,500 up to $1,325,000, with the latter currently in a Pending status. Sales in the development have ranged from $630,000 up to $1.3 million over the last 4 years.
