Welcome to Clos du Lac Luxury

What an amazing gated community! Imagine driving home each day through gorgeous producing vineyards to your own private estate. Clos du Lac is a top choice for those looking for a luxury home for sale in Loomis. The real estate market in Clos du Lac has been moving at a measured pace. Currently there are 5 luxury homes for sale between $690,000 for a 3,500 sqft home, up to a $1,189,000 for a 5,131 sqft home on .677 acre. There are currently 2 Pending sales at $600,000 and $999,500. In the last 12 months there have been 6 closed sales ranging from $563,000 to $1,025,000. Well priced listings are moving quickly, however, some homes have been sitting on the market for up to 3.5 months.

Exclusive Granite Bay Hills

Granite Bay Hills is a private, gated community of 79 units located off Barton Rd 2 miles south of Douglas Boulevard. Although the development is located on the outskirts of Granite Bay, this works as a benefit due to the quiet nature of the area. Granite outcroppings, natural wetlands, and large majestic oak trees provide a peaceful sense nature and security.



The community was developed in 1996, and includes 79 lots, 77 of which currently have completed homes. Development plans included a tennis court, basketball court, sport field, and a children's play area. The neighborhood association has maintained the original vision of a close knit family community feel over the years. The community still holds numerous neighborhood events including Santa's Visit, Easter egg hunt, and various picnics in the park. The HOA dues are currently set at $150 per month, and include maintenance of the common area, park, tennis court, gate, and private roads. Granite Bay Hills is currently managed by FREI Management.

Granite Bay Hills is located in the Eureka School District and boats excellent award winning schools. Proximity to Folsom Lake, and numerous retail and dining options makes this a highly desirable community. Homes in GBH currently range from just over 3,000 sqft, up to an impressive 8,200 sqft., and average 3-5 bedrooms with larger homes boasting 6 or 7 bedrooms. Sixty-three homes were built between 1996 and 2000, with the remaining 14 homes being built between 2001 and 2007. Lot sizes range from just over 1/3 acre, up to a staggering 1.2 acre.

In the last 12 months, there have been 4 open market sales. The most recent was a 7,000 sqft 7 bedroom, 4 1/2 bath on 1 acre which sold in June 2012 for $1,550,000. The other 3 sales include a 3,796 sqft 4 bed at $849,900, and a 5 bed with 4,816 sqft for $920,000 both sold in August 2011, and a 5,629 sqft home with 5 bedrooms and 5 1/2 bathrooms which sold for $1,220,000 in February 2012. Currently there is one home for sale on Granite Bend Ct. This is a gorgeous home with a pool and large lot with over 5,800 sqft. This is a traditional sale, and is not in a distressed situation.

Luxury Market Update - June 2012

Welcome to the Luxury Market Update for June, detailing market activity, new listings, and recent sales. Focus is directed toward Granite Bay, Rocklin, Roseville, Loomis, and parts of Lincoln periodically. Homes for review and reporting must meet a minimum price point of $1,000,000.

Currently there are 42 million dollar homes available for sale in the South Placer County. The majority of homes are located in Granite Bay, and Loomis respectively. In addition to the available properties, there are 4 short sales with seller accepted offers, and another 11 homes officially in escrow (Pending). Only 4 homes have been listed within the last week which is in line with market averages.

Some exquisite homes are currently available in Los Lagos, Wexford, Shelborne, Clos du Lac, and Granite Bay Hills. Other custom homes are located throughout the area. Please contact me directly if you would like an appointment for a private tour of any available homes. 

The local high end market has remained stable over the last 12  months. The number of $1 million+ homes that sold in the last 30 days is higher than average at 7 sales. The average selling price for the last 30 days was $1,373,086. There have been 12 new listings in the last 30 days ranging from $1,075,000 to $2,105,000.

Overall the high end market appears to be holding stable which is excellent news for anyone looking to sell a luxury home. In this challenging market, sellers will need to be patient, and hire an agent knowledgeable in the market area and currently completing homes for sale. Average time on market varies greatly, and is most influenced by a competitive price from day 1 of a listing and a strong marketing plan.

Find a sense of community in Shelborne

Welcome back! In this edition, I'll walk you through the high end community of Shelborne in Granite Bay, California. If you're looking for a well established neighborhood, with mature trees, and almost 3 decades as one of the most desirable communities in Granite Bay, you will find it here. Additionally, living minutes from Folsom Lake, excellent school districts, and 20 minutes to major retail shopping makes this a highly desirable location. There are even some very unique points that anyone in the market to sell a home, or find a knowledgeable real estate agent, should know!




This luxury community is located just off Auburn Folsom Blvd, 1.2 miles north of Douglas Blvd. Developed in the late 1970's by Tony Musalino, it features 90 acres of mature trees, manicured yards, and a relaxing sense of country living mixed with fine luxury. Currently there are 86 homes, which is 1 home shy of the customary 87 homes in the completed development. Due to a fire, there is currently 1 vacant lot for sale. There is a small guest home on the lot, which is listed for $175,000, and is currently in escrow. Although there were officially 93 lots in the development, a handful of owners purchased additional lots to increase their lot size. 


Shelborne is managed by the Shelborne Owners Association, and currently charges Home Owners Association (HOA) dues of $600/year. The management is very active in the neighborhood, and plans well for future costs and financial accountability. Currently the dues cover common area landscaping and maintenance, lake and damn maintenance, and gate house maintenance.


Another point of interest in the Shelborne development, is the special assessment levied for any normal market sale. This $5,300 assessment was placed in the CCR's as compensation for the development to transfer school districts from Placer Union to the prestigious Eureka School District. The fee is open for negotiation in each transaction, and can be paid by the buyer, the seller, or a combination thereof.





 Most of the 87 homes in Shelborne Estates were built in the 1980's. A handful were built in the late 1970's, with the remainder being built during the 1990's and 2000's. Homes range in size from just over 2,500 square feet with 3 bedrooms, up to an opulent 9,346 square feet home with 6 bedrooms and 4 bathrooms. Lot sizes range from just over .5 acre to almost 2 acres. Current high end homes for sale range from $749,500 up to $1,325,000, with the latter currently in a Pending status. Sales in the development have ranged from $630,000 up to $1.3 million over the last 4 years.

Luxury Market Update - May 13th

Welcome to the Monthly Market Update! I'll give you market insights, and update you on any new luxury homes for sale in the South Placer area. I focus on Granite Bay, Rocklin, Roseville, Loomis, and parts of Lincoln periodically. Homes for review and reporting must meet a minimum price point of $1,000,000.

Currently there are 44 million dollar homes available for sale in the South Placer County. The majority of homes are located in Granite Bay, and Loomis respectively. While 44 of the homes are traditional sales, there is one available short sale in Granite Bay located near Cavitt Stallman. In addition to the available properties, there are 3 short sales with seller accepted offers, and another 13 homes officially in escrow (Pending). Only 4 homes have been listed within the last week which is in line with market averages.

Some exquisite homes are currently available in Los Lagos, Wexford, Douglas Ranch, and Eden Roc. Other custom homes are located throughout the area. Please contact me directly if you would like an appointment for a private tour of any available homes.

Douglas Ranch Community

This beautiful neighborhood of 98 exquisite homes offers a convenient location, and the proximity to numerous amenities, including highly rated Eureka District schools, is also a benefit. It is a single story featuring 4 bedrooms, 3 bathrooms, and 3,394 sqft. The home features a pool/spa combo, and a 4 car garage on .45 acres.

Douglas Ranch is managed by Vierra Moore and the Douglas Ranch Owners Association. The average monthly HOA dues of $78-$125 cover the association costs, and maintenance of the common area landscaping. The homes and individual landscaping is well cared for, and the residents show excellent pride of ownership.


In the past 12 months, the 7 sales in Douglas Ranch have ranged from a 4,153 sqft 5 bedroom 4.5 bathroom home at $820,000, to a 4,830 sqft 4 bedroom 3.5 bathroom home at $997,500. Although is is not the most accurate measure of value, the Dollar/Sqft for sold homes has ranged from $176.83/sqft to $209.87.
